Broker's Comments

Boatshed London are pleased to offer this 40ft Wide Beam with highly desirable Limehouse residential mooring.

Originally built as a Canal River Trust workboat in 1976 and converted into 2012 into a high spec houseboat, this is a bright and well thought out place to live. Unlike most boats of this size, there is a fantastic seating area at the bow - a perfect place to sit in the evenings.

There is an open plan sitting room and galley with large windows all around, again unusual on normal wide beams of this size. The galley is well equipped with a gas cooker and fridge and there is space to add a separate freezer. The bathroom has a Separati composting loo meaning no tricky trips to the pump out berth and very low maintenance. The cabin at the aft has a full sized double with good storage underneath and above the bed.

The residential mooring at Limehouse is fully transferable on payment of a 5% transfer fee to the marina. Current mooring fees are £7,800 p.a. The marina offers free laundry, WiFi, Council Tax included in the fees, shower block and is in a fantastic location only 5 mins from Limehouse DLR station. Canary Wharf is a 15 minute walk.
